  The first step is to determine what you can afford. If you are going to finance the purchase you need to find out what kind of loan you can afford that will best fit your needs and what kind of documentation you will need to get a loan approved. I can suggest several lenders who will help you.

   Once you know what you can afford its time to find the best  location with the amenities you want in a home. The home search will involve looking at numerous homes and locations to determine what home will match your needs with your finances.

   When the home you want has been found I will help you write up an offer for that house.. The offer will show that you have an up front deposit (earnest money deposit) showing that you are serious about the purchase of the home. It will have a letter indicating that you have talked to a lender and you are working on a loan that will meet the requirements needed to purchase the home. It will also show that you have the down payment and who will pay closing costs,( fees that are required of both sides in the real estate transaction). It will also indicate what inspections and disclosures have to be done and who will pay for them .

   If the offer is accepted by the seller the contract goes to an agreed on escrow company who will make sure the elements of the contract are executed by both parties and monies are exchanged properly.
